POSITION: Construction Manager (Full Time, Exempt)

COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $120,000 - $140,000 plus bonus potential. ​Eligible to participate in the company benefits plan. DIRECT REPORT: Vice President, Construction Management 

SUMMARY

This position is primarily responsible for the management of the pre-development,  preconstruction and construction phases of multiple projects as part of the firm’s development team focused on ground-up development of student housing and multi-family assets. The current pipeline of deals is focused on student housing assets but will grow to include conventional multifamily assets in the near future.  Geographic region is nationwide.  Typical projects size between $70MM to $150+MM.

 

RESPONSIBILITIES (Including but not limited to; varies depending on project type)

  • Create and manage master development schedule, driving both internal and external project team members to meet critical deadlines to ensure on-time start and delivery.
  • Work alongside Deal Lead and underwriting team to create and refine initial project development budget, taking into account the desired program, Owner’s desired scope, and any applicable findings from due diligence.
  • Lead RFP process to engage general contractor / construction team for preconstruction and construction activities.
  • Work alongside design management team during design development phases to ensure budget, schedule, and constructability expectations are maintained.
  • Review design documents for completeness at each major design phase, including constructability and compliance with any applicable Owner requirements. Liaison with construction team to check hard cost pricing and schedule throughout preconstruction phases.
  • Review subcontractor bid tabulation packages including bid tab, scope of work and subcontractor proposals for all CSI divisions.
  • Review final GMP for completeness, including recommendations for value engineering opportunities. Make recommendation for execution to senior management.
  • Assist in contract review and negotiations for all members of the project development team.
  • Manage general contractor, design team, and any other necessary consultants and internal stakeholders during construction, taking ultimate responsibility for budget, schedule, quality, and a successful project turnover.
  • Attend weekly OAC meetings (virtual/in-person). Review and comment on submittal, RFI and ASI correspondence between the design and construction team to ensure timely and accurate information is exchanged and properly documented.
  • Review change orders for internal consideration and approval.
  • Manage project budget and all project related expenses from initial IC approval through project turnover. Work with accounting team to assemble monthly draws, including all necessary project reporting.
  • Review and coordinate public utility installation including power, gas, tele/data, etc.
  • Assemble and maintain complete project records, monthly reports, and close out/turnover documentation.
  • Procure and manage owner-held third party vendors needed for projects such as signage, FF&E procurement, and low voltage. Coordinate the scope of these vendors with the project team.
  • Assist in opening activities such as OS&E installation, phone/cable/TV services, etc.
  • Ensure completion of all project closeout activities including as-builts, warranty certificates, attic stock, final lien releases, punch list completion and other close out documentation.
  • Build connections through integrity and leadership and for creating and maintaining trust in our expertise.
  • Interface with executive management and project investors on all projects assigned.
  • Perform other duties as assigned and necessary for a successful turn-key construction project.
  • Ability to travel as needed to fulfill project responsibilities

 

ADMINISTRATIVE

  • Expectation is to be involved in 2-3 projects simultaneously in various stages of development. Additional projects may be assigned in conjunction with a Asst. Development Manager or dedicated Construction Manager.
  • Understand, adhere to and ensure compliance with established internal processes and procedures for all aspects of project management.
  • Complete and maintaining any necessary corporate based training to maintain compliance with corporate training requirements

 

QUALIFICATIONS

  • Bachelor’s degree in Construction Management, Engineering, or comparable related field
  • Minimum 5+ years total experience in the industry with experience managing various phases of the development process (entitlements, due diligence, design, construction)
  • Minimum 3+ years of experience working in Project Management for a general contractor
  • Experience in the multi-family or student housing industry not required, but strongly preferred.
  • Demonstrated ability to manage multiple projects simultaneously
  • Ability to set and meet strict deadlines, work in a fast paced environment, and prioritize workload accordingly
  • Outstanding leadership, organizational, and customer service skills
  • Proficiency in Microsoft office software applications. Familiarity with Google suite of products preferred.
  • Proficiency in CPM scheduling software (Microsoft Project or other)
  • Excellent written and verbal communication skills
