TITLE: Construction Manager
DEPARTMENT: Housing
CLASSIFICATION: Non-Exempt
DUTIES & RESPONSIBILITIES:
- Schedule the project in logical steps required to meet deadlines.
- Determine labor requirements to meet scheduled times.
- Inspect, review, and monitor compliance with building and safety codes.
- Interpret and explain plans and project schedule with internal staff and subcontractors.
- Work with the Housing Director to ensure that all utility companies are contacted for One-calls and utility installations and inspections, as required.
- Direct and manage project timelines, phase schedules, and provide reports.
- Follow procurement policies for purchase of construction material and executing contracts.
- Study job specifications to determine appropriate construction methods.
- Oversee workers who complete specific pieces of the project, such as painting, plumbing, etc.
- Prepare and submit employee time, as required.
- Work with the Housing Director to develop and implement quality control programs and take actions to deal with the results of delays, bad weather, or emergencies at the construction site.
- Confer with supervisory personnel, assignees, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Plan, organize, and direct activities concerned with the construction and maintenance of structures and systems.
- Investigate delays at construction sites to ensure that proper procedures are being carried out.
- Evaluate construction methods and determine cost effectiveness of plans.
- Other duties as assigned.
REQUIREMENTS:
- High School Diploma or G.E.D.
- Must have Valid Driver's license
- Must have 12 years or more of experience in residential building construction
- Must have strong organizational skills
- Must have a minimum of 15 years of experience in materials and methods utilized in residential construction.
- Must have ability to manage people.
- Must have experience in subcontractor supervision and management.
- Proven leadership and management qualities
- Ability to develop and monitor project schedules
- Ability to work and interact in a team environment
- Ability to successfully manage the project to closeout
- Detail-oriented approach of problem solving
SUPERVISION:
- Direct supervision by the Housing Director
SALARY LEVEL:
- Annual salary range is $69,847 – $106,351
