Position Summary:
Hillwood Urban is seeking a Construction Manager to join its growing commercial development team in Dallas, Texas. Reporting to the Vice President of Construction, the Construction Manager will play an integral role in the planning, design, and construction of commercial development projects, tenant improvements, and capital improvement initiatives. The position serves as a key liaison among project stakeholders and is responsible for coordinating project activities from pre-construction through closeout to support successful project delivery.
Working closely with internal stakeholders, architects, engineers, consultants, contractors, and municipal agencies, this individual will help ensure projects are delivered in alignment with established budgets, schedules, and quality standards. The ideal candidate is a proactive, detail-oriented construction professional who thrives in a collaborative environment and enjoys contributing to complex development projects that support Hillwood Urban's long-term growth and investment objectives.
Responsibilities:
Pre-Construction and Planning:
- Participate in the design and pre-construction process by providing input related to project budgets, schedules, constructability, and overall project feasibility.
- Assist in the evaluation, qualification, and selection of general contractors, consultants, and subcontractors while helping maintain a network of qualified project partners to support current and future development initiatives.
- Prepare project budgets, schedules, bid packages, and supporting documentation for management review and approval.
- Support project due diligence activities and assist in obtaining permits, approvals, and regulatory clearances necessary for project execution.
- Identify potential project risks and provide recommendations to support successful delivery of project objectives.
Construction Execution:
- Coordinate with architects, engineers, consultants, contractors, and vendors throughout the construction process to support compliance with approved project budgets, schedules, and quality standards.
- Assist in resolving design, engineering, constructability, and field-related issues that arise during project execution.
- Monitor contractor performance, construction progress, schedule adherence, and quality standards and assist in addressing issues that may impact project objectives.
- Coordinate the review, tracking, and timely resolution of Requests for Information (RFIs), submittals, and related project documentation to support efficient project execution.
- Conduct regular project site visits to observe construction progress, evaluate quality, and verify compliance with project requirements.
- Participate in project progress meetings and communicate project status, challenges, and opportunities to internal stakeholders and senior management as appropriate.
- Monitor project resources, workflows, and construction activities and provide recommendations for process improvements when opportunities are identified.
Project Controls and Administration:
- Assist the Vice President of Construction in coordinating day-to-day construction activities across assigned projects.
- Track project progress against approved budgets and schedules and support ongoing cost control and schedule management efforts.
- Review monthly pay applications, construction invoices, and job cost reports to promote accurate financial reporting and cost tracking.
- Compile, maintain, and track change order logs and assist in the preparation, review, and execution of change orders.
- Maintain organized project records, contracts, logs, and construction documentation in accordance with company standards and procedures.
- Serve as a point of coordination with municipal review agencies, permitting authorities, inspectors, and utility providers to support project approvals and ongoing construction activities.
Project Closeout:
- Coordinate punch list activities and support the timely completion of all outstanding project items.
- Assist in managing project closeout activities, including final inspections, project acceptance, and certificate of occupancy requirements.
- Maintain accurate project documentation, including warranties, operation and maintenance manuals, as-built drawings, and other closeout materials.
- Manage and maintain construction records and as-built documentation within the departmental filing system for future operational and project use.
- Support the successful turnover of completed projects to property management and operations teams.
Required Skills and Abilities:
- Working knowledge of commercial construction practices, construction administration, scheduling methodologies, and project delivery processes.
- Ability to manage multiple projects and priorities in a fast-paced environment while meeting deadlines.
- Ability to work effectively under time constraints and adapt to changing project demands.
- Strong analytical and problem-solving skills with the ability to identify issues and recommend practical solutions.
- Excellent verbal and written communication skills with the ability to effectively interact with internal stakeholders, consultants, contractors, government agencies, and project teams.
- Strong interpersonal skills with the ability to build collaborative working relationships across diverse groups.

- Proficiency in Microsoft Office applications and construction/project management software platforms.
Education & Experience:
- Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related field preferred.
- Minimum of 5-7 years of progressive experience in commercial construction, construction management, real estate development, or a related field.
- Experience supporting commercial development, tenant improvement, capital improvement, renovation, or ground-up construction projects preferred.
- Experience working with architects, engineers, consultants, contractors, and municipal agencies throughout the construction process preferred.
