What You’ll Do:
The Estate & Construction Manager is the Principal's representative on the ground in Cyprus. The role combines hands-on supervision of an ongoing villa construction project and grounds/landscaping development with day-to-day operational management of warehouse, inventory, and supplier relationships.
This is not a developer-side role and not a passive supervisory role. The successful candidate operates with autonomy, negotiates directly with contractors, suppliers and authorities on the Principal's behalf, manages budgets actively, and is the single point of accountability for everything happening on the ground. They are expected to push back, escalate, and deliver, not simply to monitor and report.
Key Responsibilities:
Construction Project Oversight
- Act as the Principal's representative on the villa construction project and any subsequent works; attend all site meetings
- Review architectural, structural and MEP drawings against works in progress; flag inconsistencies, propose value engineering where appropriate, and ensure construction matches approved specification
- Coordinate main contractor, subcontractors, architects, MEP and ETEK-registered consultants, and the appointed project manager
- Track programme, budget and variations; challenge variation orders and ensure changes are properly priced and approved in writing before execution
- Maintain a live snagging list and drive defect closure to completion
- Liaise with municipal authorities, planning, the District Office, EAC, and water boards on permits, inspections, and certificates of approval
- Health, safety and site security oversight; insurance compliance
Landscaping, Irrigation & Grounds
- Manage delivery of landscape design and installation across hardscaping, irrigation systems, lawns, planting schemes, lighting and water features
- Source, negotiate with and supervise landscape contractors, nurseries, and irrigation specialists
- Oversee ongoing grounds maintenance: mowing, pruning, irrigation, fertilisation, pest control, seasonal planting; pool plant where applicable
- Manage water consumption, irrigation programming, and selection of drought-tolerant Mediterranean species suited to the Cyprus climate
Warehouse & Inventory Management
- Establish and maintain a structured inventory system covering furniture, fittings, construction materials, tools, equipment and household assets
- Operate the warehouse / storage facility: receive deliveries, log goods in and out, manage stock levels and security
- Maintain an asset register including serial numbers, photographs, condition records, warranty status and location
- Coordinate inbound logistics, including customs clearance for imported items where required
Supplier & Vendor Management
- Build and maintain a vetted panel of suppliers, contractors and tradesmen across construction, MEP, landscaping, security, AV/IT, household services and general maintenance
- Negotiate prices and terms directly with suppliers; obtain a minimum of three quotations for any spend above an agreed threshold
- Verify invoices against quotations and works actually delivered; submit approved invoices for payment by the Principal's finance team
- Hold suppliers accountable to agreed timelines, scope and quality standards; escalate non-performance
Reporting & Communication
- Provide a structured weekly written status report to the Principal covering construction progress, landscaping, inventory movements, open issues, and any decisions required
- Maintain an up-to-date project budget tracker showing committed, spent and forecast costs against budget
- Be reachable by phone, WhatsApp and email during business hours; respond same-day to the Principal's communications
- Travel between site, warehouse and other Cyprus locations as required
Qualifications:
Essential
- Minimum 7 years' experience in a comparable role: construction site management, owner's representative, estate management, or general management of a high-value private property
- Demonstrable track record managing villa or high-end residential construction projects from foundation to completion
- Strong working knowledge of the Cyprus construction sector, supplier base, and regulatory framework (ETEK, planning permissions, building permits, utility connections)
- Fluent written and spoken English; working Greek strongly preferred
- Proficient with budget tracking, scheduling, and standard office software (Excel, MS Project or equivalent)
- Valid Cyprus driving licence and own reliable vehicle
Desirable
- Civil engineering, quantity surveying, or construction management qualification
- Direct experience of landscaping and irrigation projects
- Prior experience reporting to private principals, family offices, or HNW individuals
- Familiarity with inventory or asset management software

- Numerate, can read drawings, bills of quantities, invoices and budgets, and spot inconsistencies
- Reliable, keeps commitments, returns calls promptly, and produces deliverables on time
- High standards,expects quality work and does not tolerate poor delivery from any supplier or subcontractor regardless of relationship
