The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazon’s corporate office portfolio across multiple countries. We partner with suppliers to ensure quality, innovation and operational excellence with Amazon’s business and utilize customer driven feedback to continuously improve and exceed employee expectations.
The Design and Construction team under GREF is looking for a Pre-Construction Manager to drive pre-construction services on projects, including new builds, retrofits, expansion, and program initiatives from site selection and program development through construction contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established, including overseeing timely receipt of building and site permits. You will act as the project manager to lead pre-construction planning for projects of many types, including tenant improvements, extensions of existing facilities, and renovation projects.
Key competencies of this position include ensuring on-time delivery from contracted resources of work product, permitting, key performance indicators (KPI), and quality documentation/artifacts, managing project teams (developers, design engineers, professional consultants), influencing internal teams, contract management governance, conceptual estimating, and budget oversight, and overseeing multiple projects in various locations simultaneously. Translating technical documents and information into an end-to-end story providing a detailed risk analysis for our leaders and customers is essential. This opportunity combines construction engineering, planning, project management, real estate development, validating design, site visits, understanding local building and fire code issues, utilities, sustainability, multi-disciplinary design management, and contract management. The preconstruction manager is responsible for the planning and design of scope, budget, and schedule prior to handing off to a construction manager, focusing on taking ownership to resolve upstream issues, and supporting the construction team throughout the process.
This position requires travel of up to 25% within assigned regions. Outside of the required travel, we believe that in-person collaboration is essential to our culture and innovation. Key job responsibilities
- Ensure project funding is secured to enable on time and under budget project execution.
- Establish Schedule Dependencies for initial project approval and project delivery.
- Partner with the Transaction team to ensure leases require Landlord delivery aligned with Amazon’s needs and budget.
- Work with internal stakeholders as well as exterior partners to secure resources, create and uphold contractual terms, and drive delivery.
- Manage working relationships with stakeholders and vendors and lead constructive dialogue to resolve and prevent project issues.
- Manage vendor procurement and oversee professional service providers, ensuring competencies meet needs.
- Perform pricing reviews for scope inclusions/exclusions and negotiate the cost of the work with landlords, general contractors, and design consultants.
- Supervise the implementation and management of Amazon’s safety programs and standards with the internal and external project team.
- Coordinate with design teams to develop site plans in compliance with design standards and operational requirements.
- Prepare project status/risk reports and concise summaries to present to leadership and management teams.
- Coordinate with the authorities that have jurisdiction (AHJ) on the project to ensure regulatory compliance and smooth job execution.
- Adapt to constant change and innovation while finding ways to Think Big, providing solutions for an evolving business.
- Provide detailed analysis and approvals of technical matters and site-specific deal structures and terms.
- Bachelor's degree in Architecture, Construction Management, Engineering, or a related field
- Experience operating within at least two disciplines within the construction industry, such as Contracting, Owners Representation, Architecture, Design and Engineering, Commercial Development, analysis and control of construction costs or similar
- Experience in project management including resource planning, managing schedules, reporting project status and prioritizing own tasks and those of other team members for multiple projects
- Experience with legal terms and structures for standard commercial contracts
- Knowledge of sourcing/procurement, building systems and maintenance, vendor management and customer service
- Experience communicating clearly and concisely with leadership, stakeholders, and cross-functional teams
- Experience with AutoCAD and/or Building Information Modeling (BIM), as well as scheduling software (Primavera, MS Project, or similar)
- Demonstrated capability in the planning, design review and implementation, and project management /control of new structures & the enhancement of existing facility buildings.
- Demonstrated success in communicating project requirements to various audiences (e.g. senior management, peers, public officials, vendors, etc.)
