Position Overview
The Pre-Construction Manager is responsible for planning, estimating, procurement, permitting, and vendor coordination during the pre-construction phase of our projects. This role ensures that budgets, schedules, materials, and vendors are aligned so that projects can launch smoothly and efficiently.
Key Responsibilities
- Estimating & Budgeting
- Estimate material quantities for various phases of work
- Solicit and review bids from subcontractors and suppliers
- Develop accurate cost estimates and update project budgets
- Procurement & Materials
- Source and order materials within budget and on schedule
- Build relationships with vendors and suppliers
- Track and manage material deliveries
- Permits & Utilities
- Run building permits and inspections
- Coordinate with municipalities for timely approvals
- Manage utility setup, transfers, and scheduling
- Vendor & Subcontractor Coordination
- Oversee pre-construction vendor management, ensuring alignment with project scope and standards
- Maintain communication with subcontractors to confirm readiness for project start
- Ensure contracts and scopes of work are properly executed
Qualifications
- 2+ years of experience in residential construction, remodeling, or custom home building
- Strong knowledge of estimating, procurement, permitting, and pre-construction processes
- Ability to read and interpret construction drawings and specifications
- Excellent organizational, communication, and negotiation skills
- Proficiency with construction management software (JobTread experience a plus)
