Position Overview

The Pre-Construction Manager is responsible for planning, estimating, procurement, permitting, and vendor coordination during the pre-construction phase of our projects. This role ensures that budgets, schedules, materials, and vendors are aligned so that projects can launch smoothly and efficiently.

Key Responsibilities

• Estimating & Budgeting
• Estimate material quantities for various phases of work
• Solicit and review bids from subcontractors and suppliers
• Develop accurate cost estimates and update project budgets
• Procurement & Materials
• Source and order materials within budget and on schedule
• Build relationships with vendors and suppliers
• Track and manage material deliveries
• Permits & Utilities
• Run building permits and inspections
• Coordinate with municipalities for timely approvals
• Manage utility setup, transfers, and scheduling
• Vendor & Subcontractor Coordination
• Oversee pre-construction vendor management, ensuring alignment with project scope and standards
• Maintain communication with subcontractors to confirm readiness for project start
• Ensure contracts and scopes of work are properly executed

Qualifications

• 2+ years of experience in residential construction, remodeling, or custom home building
• Strong knowledge of estimating, procurement, permitting, and pre-construction processes
• Ability to read and interpret construction drawings and specifications
• Excellent organizational, communication, and negotiation skills
• Proficiency with construction management software (JobTread experience a plus)
