Manager, Preconstruction Vancouver, BC   Build the Foundation for Exceptional Communities   Wesgroup is entering an exciting phase of growth, with a significant residential and mixed-use development pipeline that will help shape the future of Metro Vancouver.   We are seeking an experienced and strategic Manager, Preconstruction to lead critical preconstruction activities across our portfolio of multi-family and mixed-use projects. Reporting to the Senior Director, Preconstruction, this role sits at the intersection of development, design, and construction, ensuring projects are positioned for success long before shovels hit the ground.   As a key member of the Construction team, you will oversee conceptual estimating, budgeting, constructability reviews, procurement strategies, and design coordination while providing leadership and mentorship to a team of Estimators. Your expertise will influence major project decisions, helping deliver high-quality communities while balancing cost, schedule, risk, and value.   KEY RESPONSIBILITIES   Preconstruction Strategy & Leadership Support the development and execution of Wesgroup's preconstruction strategy across multiple residential and mixed-use developments. Collaborate with Development, Design, and Construction teams to align project goals, budgets, and delivery strategies. Lead and mentor a team of Estimators, fostering professional growth and technical excellence.   Estimating & Cost Management Prepare and oversee conceptual, schematic, and detailed project estimates. Analyze labour, material, equipment, and market conditions to develop accurate project budgets. Identify opportunities for cost optimization while maintaining project quality and design intent. Monitor market trends and provide regular cost intelligence to internal stakeholders.   Design Development & Constructability Participate in consultant and development meetings throughout design development. Review drawings and specifications to assess completeness, coordination, constructability, and risk. Provide recommendations that improve project efficiency, cost certainty, and buildability.   Procurement & Trade Partner Management Develop procurement strategies and oversee subcontractor and supplier tendering processes. Leverage industry relationships to secure competitive pricing and qualified trade partners. Evaluate bids and negotiate contracts to achieve the best overall value.   Risk Management Identify key project risks during preconstruction and develop mitigation strategies. Support contract negotiations and work closely with stakeholders to ensure project requirements are clearly defined. Provide recommendations that improve project certainty and reduce exposure to schedule and budget impacts.    QUALIFICATIONS & EXPERIENCE   We're looking for a collaborative and proactive leader who brings: A degree or diploma in Construction Management, Engineering, Building Technology, or a related discipline. 5+ years of progressive experience in estimating, preconstruction, project management, or related construction leadership roles. Experience delivering multi-family residential and mixed-use high-rise developments. Proven experience leading or mentoring Estimators and supporting team development. Strong understanding of construction methodologies, building assemblies, and design documentation. In-depth knowledge of the British Columbia construction market, pricing trends, building codes, and regulations. Strong relationships within the local subcontractor and supplier community. Proficiency with construction estimating and project management software, including Autodesk Build, ProEst, On-Screen Takeoff, and Microsoft Office. Knowledge of BIM, Revit, or related design technologies is considered an asset.
