A well-established, privately held industrial real estate developer with projects throughout the Western United States is seeking an experienced Industrial Construction Project Manager to support a growing portfolio of Class A industrial developments. This is a long-term opportunity with a stable organization known for delivering large-scale industrial projects and fostering a collaborative, team-oriented culture. The position is based onsite in Torrance, CA and reports to senior leadership within the development and construction team.
The ideal candidate will oversee both pre-construction and construction activities for Class A industrial developments ranging from approximately 150,000 to 1,000,000 square feet. This individual will serve as the owner's representative, leading coordination with general contractors and project stakeholders while ensuring projects are completed safely, on schedule, and within budget.
Responsibilities
Build and maintain strong relationships with architects, engineers, general contractors, subcontractors, and inspectors
Serve as the owner's representative during construction meetings with general contractor.
Review estimates, budgets, schedules, project costs, and quantities
Manage permitting and licensing requirements
Lead the RFP process for general contractor selection
Oversee bidding, budgeting, subcontractor buyout, and procurement activities
Coordinate material sourcing, lead times, project logistics, and construction methods
Prepare consultant agreements and construction contracts
Review and approve invoices while partnering with accounting on monthly draws
Manage project closeout documentation and final turnover
Conduct regular site visits to monitor construction progress and quality
Coordinate with lenders, investors, and equity partners regarding project execution
Prepare project reports, budgets, and schedule updates for leadership and stakeholders
Qualifications
10 to 15 years of commercial or multifamily construction management experience
Experience managing large-scale industrial construction projects preferred
Bachelor's degree in Construction Management, Engineering, or a related field preferred
Strong ability to manage multiple priorities, including schedules, subcontracts, change orders, procurement, insurance, logistics, and project closeout
Proven leadership skills with the ability to coordinate cross-functional teams
Strong understanding of construction practices, architectural design, and engineering principles
Proficiency with AI tools, Microsoft Excel, Microsoft Project, or similar project management software
