Preconstruction Manager - Construction - Base Salary to 130k/year - Tallahassee, FL
Our client is seeking a Preconstruction Manager to oversee all preconstruction activities for both the commercial and residential divisions. This position is responsible for preconstruction planning, scope development, estimating support, constructability review, value engineering, subcontractor solicitation and buyout, budgeting, scheduling, procurement coordination, and project handoff. The role is based in Tallahassee, FL and supports projects throughout North and Central Florida.
Responsibilities:
Review construction drawings, specifications, and project documentation to ensure complete project scope prior to estimating.
Develop comprehensive Scopes of Work for all trades.
Create detailed Schedules of Values for each division.
Prepare Bid Balancing Sheets and distribute standardized scopes to subcontractors for competitive bidding.
Review subcontractor proposals and estimates to confirm complete scope coverage and quantity accuracy.
Coordinate estimate reviews with Operations leadership before proposals are submitted.
Perform constructability reviews of drawings, specifications, and project documents.
Identify value engineering opportunities involving construction methods, materials, sequencing, and design.
Identify project risks including existing conditions, phasing conflicts, long-lead materials, budget impacts, and schedule concerns.
Prequalify subcontractors and suppliers.
Solicit competitive subcontractor bids.
Manage bid leveling and subcontractor scope comparisons.
Coordinate subcontractor buyout activities with Operations leadership.
Transfer subcontractor scopes and material requirements to Project Management and Procurement.
Develop preliminary construction schedules.
Develop project phasing plans.
Coordinate site logistics and work sequencing.
Support renovation planning for occupied facilities while maintaining ongoing operations.
Coordinate with designers, architects, engineers, owners, and internal teams during preconstruction.
Provide constructability and budget feedback throughout design development.
Support client budget reviews, proposals, and cost presentations.
Assist with permitting coordination and code compliance reviews.
Lead project turnover meetings with Project Managers and Superintendents.
Transfer estimates, budgets, schedules, subcontractor buyouts, phasing plans, and project documentation.
Coordinate procurement requirements for long-lead materials.
Support Project Management with early change orders and scope clarification.
Collaborate with estimating, procurement, design, sales, and operations throughout project startup.
Follow established field management Standard Operating Procedures.
Ensure preconstruction activities align with company processes.
Recommend process improvements through Operations leadership when appropriate.
Qualifications:
5+ years of commercial construction experience in preconstruction, estimating, or project management with direct ownership of scope development and subcontractor buyout.
Experience reviewing and interpreting construction drawings, specifications, blueprints, and project documentation.
Experience developing Scopes of Work and Schedules of Values.
