Assistant Construction Project Manager - Commercial Real Estate Developer - Base Salary to 95k/year - Bloomington, IN

  • Our client is a growing commercial real estate development firm focused on large-scale industrial development projects throughout the United States. The organization manages complex ground-up construction and development projects and offers opportunities for increased project responsibility and advancement.
  • The Assistant Construction Project Manager will join the real estate development team and support the execution of large-scale industrial construction projects from the owner's perspective. This position works closely with General Contractors, architects, engineers, consultants, vendors, and internal teams throughout the construction lifecycle.

Responsibilities:

  • Manage and oversee assigned ground-up industrial development and construction projects on behalf of the owner.
  • Review project schedules, budgets, commitments, forecasts, cost reports, and overall project performance.
  • Monitor construction progress and coordinate with General Contractors and project teams regarding schedule, cost, quality, and construction issues.
  • Participate in contractor and subcontractor buyout, procurement, bid review, scope review, contracts, and project commitments.
  • Review and manage construction documentation, including contracts, change orders, RFIs, submittals, meeting minutes, schedules, and project records.
  • Review and track contractor pay applications, invoices, change orders, and project expenditures.
  • Maintain project financial reporting, budget tracking, cost forecasting, committed costs, projected costs, contingencies, and project financial controls.
  • Review construction schedules, milestone dates, critical path activities, and CPM schedules using P6, MS Project, or similar scheduling software.
  • Coordinate with development, finance, legal, design, and construction teams throughout the project lifecycle.
  • Participate in project meetings and document project decisions, action items, schedules, and deliverables.
  • Review construction progress and provide project status updates related to schedule, budget, costs, risks, and outstanding construction issues.
  • Assist with construction risk management involving cost, schedule, contractual, and project execution issues.
  • Support project closeout, commissioning, turnover, punch list, and final documentation activities.
  • Monitor project execution against approved budgets, schedules, contracts, construction documents, and project requirements.

Qualifications:

  • 5+ years of commercial construction/project management experience.
  • General Contractor experience on large construction projects valued at $50M or more.
  • Experience with contractor buyout, subcontractor buyout, procurement, bid review, and scope management.
  • Experience with construction contracts, project documentation, RFIs, submittals, change orders, change management, and construction administration.
  • Experience reviewing and/or approving pay applications, invoices, change orders, and project expenditures.
  • Experience with construction financial reporting, budget tracking, cost forecasting, committed costs, and project financial controls.
  • Experience reviewing construction schedules, critical path activities, and project milestones.
  • Proficiency with Microsoft Excel and experience with Procore, P6, MS Project, or similar construction/project management software.

Compensation:

  • Base salary in the 75k - 95k/year range
