Design Manager - Commercial/Industrial Real Estate Developer - Base Salary to 140k/year - Bloomington, IN

  • Our client is a growing commercial real estate development firm focused on large-scale industrial and advanced manufacturing development. The company manages major ground-up projects across multiple U.S. markets and is seeking an experienced Design Manager to oversee the architectural and engineering design process for large-scale industrial and manufacturing facilities.
  • The Design Manager will manage the design process from early development and conceptual design through construction documentation and project delivery. This position will coordinate multiple external architecture and engineering (A&E) firms and multidisciplinary consultants while ensuring designs align with project scope, schedule, budget, constructability, quality standards, and development objectives.
  • This is a remote position with national project responsibilities and requires travel to project sites, design meetings, and other locations as project needs require.

Responsibilities:

  • Manage the architectural and engineering design process for large-scale, ground-up industrial and advanced manufacturing development projects.
  • Serve as the owner's primary point of contact for external architecture and engineering (A&E) firms.
  • Select, engage, coordinate, and manage outside architects, engineers, design consultants, and multidisciplinary A&E teams.
  • Establish and maintain project design schedules, milestones, deliverables, and coordination requirements.
  • Lead design coordination from conceptual design and design development through construction documents and project handoff.
  • Review architectural drawings, engineering drawings, specifications, and construction documents for alignment with project requirements, development objectives, budget, schedule, and applicable standards.
  • Coordinate architectural, structural, civil, mechanical, electrical, plumbing (MEP), and other engineering disciplines.
  • Identify design conflicts, gaps, and project risks and coordinate with consultants to develop solutions.
  • Manage design changes and evaluate impacts on project cost, schedule, constructability, and overall project objectives.
  • Coordinate with development, construction, and project management teams throughout the project lifecycle.
  • Participate in design reviews, consultant meetings, owner meetings, and project coordination meetings.
  • Help establish project design standards and maintain consistency across the development portfolio.
  • Monitor consultant performance, schedules, deliverables, and design quality.
  • Assist with value engineering, constructability reviews, and design optimization.
  • Support permitting and entitlement activities related to project design.
  • Support development and construction teams with design-related issues during construction.
  • Travel nationally to project sites and meetings as project needs require.

Qualifications:

  • 5+ years of professional experience in architecture, design management, project management, or a related field.
  • Experience with commercial, manufacturing, and/or industrial building design and development.
  • Experience managing large-scale ground-up projects, ideally 250,000+ square feet.
  • Experience managing architectural and engineering design processes from conceptual design through construction documentation.
  • Demonstrated experience managing external A&E firms and multidisciplinary design consultants.
  • Experience coordinating architectural, structural, civil, MEP, and other engineering disciplines.
  • Ability to review and understand architectural and engineering drawings, specifications, and construction documents.
  • Experience managing design schedules, deliverables, design changes, and consultant coordination.
  • Experience identifying and resolving design issues involving constructability, project requirements, cost, or schedule.
  • Ability to travel within the United States to project sites and meetings as project needs require.

  • Base salary in the 120k - 140k/year range
