Role Summary: The Construction Manager will oversee daily construction activities, manage project timelines, ensure compliance with safety regulations, and control budgets. The role also includes coordinating with inspectors, contractors, and suppliers to ensure timely and on-budget project completion. Supervises: Field Construction Workers & Trade Partners
Responsibilities & Essential Functions:
· Develop a deep understanding of the direct construction cost budget and proactively identify cost-reduction opportunities. Lead weekly or monthly meetings with trade partners to review material usage, address waste, evaluate over-ordering, and implement cost-saving strategies without compromising quality.
· Achieve an 80-day cycle time on every home.
· Drive Trade Partner and construction workers to reduce cycle time and improve schedules.
· Coordinate per-permit inspections, schedule and coordinate Trade Partners, and supervise a minimum of 5 new home starts per month, ensuring accuracy, readiness, and alignment with production timelines.
· Master the Builder Trend software system and manage:
- PO management: Mark POs complete only after onsite verification that work meets Whitestar’s quality standards.
- Daily schedule updates, supported by consistent communication with trade partners via calls, texts, and onsite coordination.
- Daily logs: Enter detailed daily jobsite logs with photos, progress notes, delays, and any issues being resolved.
· Oversee daily and weekly coordination with:
- Rocky Mountain Power and Enbridge Gas for temporary and permanent utility setup and inspections.
- City inspectors for all required inspections, including scheduling, onsite walkthroughs, and follow-up communication.
- Porta john and dumpster vendors for delivery, servicing, and removal.
- SWPPP partners to ensure erosion control, site cleanliness, and environmental compliance.
· Schedule all city inspections and coordinate applicable trades for corrections within 48 hours.
· Build strong relationships with inspectors through clear communication and proactive follow-through.
· Verify all corrective work is completed to Whitestar standards before advancing the schedule.
· Coordinate with Rocky Mountain and Dominion for temp and permanent utility service
· Oversee all onsite and offsite construction activities to ensure compliance with building codes, safety regulations, SWPPP requirements, and OSHA protocols.
· Conduct daily jobsite walks to identify hazards, enforce safety standards, and ensure all
work meets Whitestar’s quality expectations.
· Coordinate and direct construction workers and trade partners to maintain workflow, productivity, and craftsmanship.
· Meet on site with trade owners or site leads to address workmanship concerns, material waste, or performance issues.
· Maintain strong daily and weekly communication with trade partners to support collaboration, answer questions, and drive continuous improvement.
· Meet all contractual performance requirements and production timelines.
· Review job progress daily and prepare internal and external reports on job status, schedule impacts, and upcoming milestones.
· Anticipate challenges and resolve issues proactively, demonstrating strong independent problem-solving skills.
· Analyze, manage, and mitigate risks through daily jobsite evaluation and timely corrective action.
· Ensure all homes meet 100% quality standards and are 100% complete prior to the Customer Walkthrough.
· Achieve 100% Customer Satisfaction Scores through exceptional communication, craftsmanship, and follow-through.
· Conduct 30/60/90-day post-closing in-person follow-ups, including:
- Reviewing warranty requests before assigning them to trades.
- Evaluating concerns onsite when needed.
- Ensuring timely, high-quality warranty resolutions.
- Maintaining a positive, professional relationship with homeowners.
